Opportunity of real estate next to Industrial Park

After 25 years of development, Binh Duong is a locality with a dynamic economy, a bright spot to attract domestic and foreign investment. Currently, the province has 48 industrial zones and clusters with a total area of more than 11,000 hectares, accounting for a quarter of the industrial park area in the whole South.

According to data from Batdongsan, Binh Duong currently has about 300 real estate projects of all types, areas and price segments. Most of the apartment projects are located near industrial zones.

 

The attraction of real estate next to the industrial park

Over the years, Binh Duong has always been in the top economic ranks of the country. In the first quarter of 2022 alone, the province has attracted up to $1.9 billion in investment capital in key industries, creating tens of thousands of new jobs for workers.

According to Binh Duong Industrial Park Management Board, in the first quarter of 2022, FDI inflows to the locality reached 25.13% of the whole year plan. In which, in March alone, investment capital reached 5,500 billion dong, accumulated since the beginning of the year has attracted 8,400 billion dong, up 471% over the same period and reaching 764% of the 2022 plan.

 

This locality currently has 50,000 businesses with more than 1.2 million employees from most provinces and cities in the country. The number of workers in industrial parks in the first quarter of 2022 increased by 6,522 people compared to the end of 2021 and 4,722 people compared to the same period last year, according to statistics of the Department of Labor, Invalids and Social Affairs of Binh Duong province.

The province also issued 1,321 new permits for foreign workers. In which, there are many people who intend to work and settle for a long time. With the continuous attraction of human resources along with the available labor force in the area, this is a large and potential source of customers for real estate projects next to the industrial park.

 

Thuan An real estate benefits from the industrial park

Thuan An city is one of the key localities for economic and social development of Binh Duong. The province also aims to develop Thuan An into a provincial-level urban-service center, moving towards a grade-I city. To speed up the above process, the locality also has a plan to build infrastructure. including the project to expand National Highway 13, the section connecting Thuan An to Thu Dau Mot, implemented in April 2022.

 

The project starts from the intersection of Tu Do Avenue (VSIP I Industrial Park, Thuan An City) to Le Hong Phong intersection (Thu Dau Mot City), upgrading from 6 to 8 lanes. After completion, the expanded National Highway 13 section is expected to relieve traffic pressure, help Thuan An in particular and Binh Duong province better connect with the southern key economic region, and attract investment in the near future.

 

In addition, in the period of 2022-2025, the Binh Duong provincial government plans to upgrade the infrastructure system in Thuan An with an estimated investment of VND 6,000 billion.

In addition, population is also the driving force to develop real estate projects along industrial zones in Thuan An city. According to Binh Duong Department of Industry and Trade, more than 72% of Thuan An's population are foreigners, most of them are working in industrial zones (VSIP I, Dong An and Viet Huong I...).

Thuan An is also the gateway to major economic areas. From this locality, it is easy to connect to Thu Dau Mot City, Di An City (Binh Duong), Ho Chi Minh City, Dong Nai... In addition, the Thuan An planning project develops in the direction of trade and services. It also contributes to attracting skilled workers and young intellectuals at home and abroad. This forecasted the growth potential of apartments and houses for workers in the coming time.

 

According to the planning proposal of Thuan An City People's Committee by 2030, the locality will have more than 766 hectares of land for construction of housing and apartment projects. It is forecasted that Thuan An residents will increase to 968,000 people in 2030 and 1.56 million people in 2040. This is an opportunity for real estate in this locality to receive waves, especially in the segment next to industrial zones.
